Global investment manager Sarasin & Partners embarked on a relocation to 50 George Street in the heart of Marylebone, seeking to create an exceptional workplace experience for staff and clients.

Peldon Rose came on board to deliver the 32,992 sq ft project, collaborating with interior design studio The Bon Collective to achieve the programme within a tight timeframe. The team drove success through a proactive approach to project management, demonstrating robust expertise to optimise design elements while staying faithful to the original vision.

This drove a fluid programme of works enabling Sarasin & Partners to move into its new workplace in a timely manner, minimising its period of residence in a temporary office.

A collaborative approach to design optimisation

Peldon Rose worked seamlessly with The Bon Collective, taking a symbiotic approach to design optimisation. Thoroughly understanding the design was key to making practical changes while staying true to the original vision.

The team put forward ideas to find cost and programme efficiencies without compromising on quality. This enabled higher quality finishes in certain areas and mitigated the effects of base build complexities.

Trust was a key driver of success, and Peldon Rose built confidence through technical expertise, a clear methodology, and a proactive approach to problem solving.

The ground floor features a hospitality-driven design concept and a commercial-grade kitchen, providing a refined, high-quality experience for clients. Catering facilities needed to be delivered to a high standard to support this function and the team found a practical method with which to implement a dumbwaiter fully capable of transporting food, previously not thought possible.

Proactive project management to deliver on a tight programme

Peldon Rose worked as an extension of The Bon Collective, acting as custodians of the design, providing strong visualisation, and adjusting elements of the base build and M&E to enable a successful outcome.

Delivering on an ambitious timeline required a proactive approach and practical methodology. The team established a 14 week programme with staged handovers of different areas, enabling a cascade of delivery and installation works for fluid project progression.

Crucial to success was choosing the right contractors to drive cohesion. Parties had to be working simultaneously across multiple floors, requiring a depth of knowledge to be able to do so seamlessly. The team empirically selected trusted partners, putting strong resources into delivery and enabling what was effectively two delivery teams working concurrently on site.

Supply chain knowledge was pivotal. The team found programme efficiencies by swapping out items to minimise lead times and drive timely procurement.

There was a perceived necessity for a hoist on site and Peldon Rose circumvented this through astute planning and technical expertise. The team, in collaboration with client-side PM MORE, placed emphasis on finding practical solutions to get from point a to point b, driving an efficient programme of works to meet tight deadlines.
