Where do we operate?

We create workplaces for businesses in London and surrounding boroughs inside the M25 motorway. While we are always open to a discussion about offices farther afield, particularly among our existing clients, we believe that by focusing on London, we can most effectively provide our employees with work/life balance and our clients with a personal everyday experience.

How sustainable are your practices?

At Peldon Rose, we set benchmarks around sustainability and ESG and strive for continuous improvement through reporting. What is Design and Build?

Design and Build, also known as D&B, is a process of workplace creation designed to be faster, more efficient and more straightforward for the client. While traditional project procurement requires the client to hold multiple contracts for different disciplines, the Design and Build process is managed through a single end-to-end contract and offers workplace strategy, design, project management and construction delivery all under one roof. Do you partner with architects?

Yes. While the vast majority of our projects are Design and Build, we can also partner with architects and specialist design consultancy practices. We call this process Detail and Build. In this scenario, we don’t simply take over at the point of construction; instead, we work closely with your architect to supply detailed construction drawings, specifications and visuals. This approach enables us to create a fixed price and program. In other words, we can provide a collaborative approach that goes beyond main contractor — we bring the certainty of delivery and quality that Design and Build provides into a Detail and Build situation.

How much does a typical workplace project cost?

Who is typically involved on the client side on the design and delivery of a workplace?

A workplace serves an entire business, so the more people feeding into the process of creating it, the better. At Peldon Rose, we work with our clients to ensure the workplace we’re designing reflects the needs, aspirations and culture of the business through surveys, workshops and other forms of engagement. Typically, we liaise with C-suite, Human Resources, Real Estate and Facilities professionals, as well as other relevant decision-makers, influencers and stakeholders.

What happens after the project is completed?

A workplace is a living, breathing thing–it will inevitably change and evolve as a business does over time. For this reason, our relationship with our clients doesn’t end at delivery. Rather, it continues over the life of the workplace. I need an office relocation. How do I get started?

Before you get started with a move, it’s best to have a good understanding of what your office relocation will require. We recommend starting with a review of your existing lease to ensure end dates and conditions line up with your plans, as well as a move risk assessment to protect your employees and property. It’s also wise to get quotes from moving companies and explore moving insurance to protect your technology and equipment. From there, it’s all about design, fit out and new furniture and features. How can a landlord maximise return on investment?

What is the difference between a Cat A and Cat B fit out?

In simple terms, Cat A Fit Out takes the interior of a commercial office building from basic shell and core to the point of being usable space. It includes essential mechanical and electrical systems, toilets, lighting, flooring and ceilings and reception areas. It’s kept empty so that tenants can fit it out further to their specifications. Cat B Fit Out follows on from Cat A to create the finished product. It is customised to a tenant’s specifications and includes everything from the floorplans to finishes, the meeting rooms to the branded wall art.

What is Cat A+?

Cat A+ Fit Out is a smart offering for forward-thinking landlords. It features a full Cat A refurbishment followed by a soft Cat B fit out. The finished project is “Ready to Work,” offering tenants a plug-and-play environment to which they can later apply finishing touches. Cat A+ spaces are growing in popularity due to their practical nature, and we have extensive experience delivering them at Peldon Rose.
