The Peldon Rose Landlord team collaborated with Savills Workplace & Design to deliver two exceptional ready-to-work office schemes and an upgraded reception at 36 Dover Street in the heart of Mayfair.
What began as an office fit-out project on the second and third floors grew into a full building repositioning, all within the same budget. The team thoughtfully refined design elements on the second floor to unlock savings that made it possible to expand the scope without additional cost for the client.
Peldon Rose came on board and developed a close working relationship with Savills to optimise elements of the pre-existing design.
The second and third floor ready‑to‑work spaces were initially designed as duplicates. The team challenged this approach, introducing a spatial reconfiguration and reuse scheme on the second floor that proved both sustainable and highly cost‑effective.
Reuse became a central design component. The team placed emphasis on reusing as many materials as possible, including glass, ceiling tiles, floor boxes, and both doors and doorframes.
This approach minimised waste and delivered significant cost savings. Peldon Rose calculated savings and proposed a reception refurbishment to modernise the space and create an enhanced arrival experience, all on the same original budget.
Through adept project management, the team successfully delivered multiple concurrent works within a live building, ensuring minimal disruption to neighbouring tenants.
Second-floor works began first and when the third floor became available ahead of schedule, the team accelerated the programme to begin its fit-out. This was a fully tenanted building with retail and office occupants on the first, fourth, and fifth floors, requiring careful consideration to noise control and disruption on a congested site.
A standout moment was the seamless integration of a crane lift on a tight street, which the team managed with no disruption to neighbours.

This enabled a streamlined collaboration in which the Peldon Rose Landlord team honoured the original design while uncovering opportunities to redevelop key elements, introducing variation across the second and third floor schemes to appeal to a broad tenant mix.
A darker colour scheme and suite of finishes bring striking visual appeal on the second floor. Tones of green and brown combine to create a sophisticated finish, with a bold tea point accentuated by strong tones complementing the abundant natural light that streams in through opposite windows. Feature lighting in the boardroom and open plan space punctuates the workplace with unique character.
This is juxtaposed by a lighter palette on the third floor where the team worked carefully to inject softer tones while ensuring visual alignment with the second floor and reception area to create a cohesive experience across the building. A modernised reception area creates a high-quality arrival experience, marked by lighter tones and a brass desk to soften the space.
The Peldon Rose Furniture team integrated varied settings into the second and third floor office schemes, with an array of tones and textures to enhance comfort for prospective occupiers.
Close collaboration with Savills ensured the right elements were integrated and the Furniture team regularly visited site to develop a tight-knit relationship, leading to a fluid approvals process marked by face to face communication.
