27 Oxford Street is a new, high-quality office building nestled between Soho and Fitzrovia in London’s West End.
Seeking to elevate its offering and respond to market trends, landlord Emperor Group appointed Peldon Rose to transform the 1,662 sq ft fourth floor from a Cat A fit-out to a fully fitted, ready‑to‑work office space.
The team designed a versatile workplace offering practicality and comfort. Features include a high-quality tea point, phone booth, two meeting rooms, and open plan desking. Peldon Rose optimised the spatial arrangement to create a fluid space where each area flows seamlessly while still feeling distinct.
A client holding area sits at one end and is perfectly placed to benefit from natural light, while glass panels on either side elicit a sense of spaciousness. Adjoining meeting rooms offer different capacities to suit a wide range of functions. The team made mechanical and sprinkler alterations to ensure they were fully functional and they stand as high-quality rooms offering privacy, views, and natural light.
The tea point occupies a corner at the opposite end of the floor, positioned as its own private space while simultaneously flowing smoothly into the open plan desking.
The client’s original vision for the space was to craft a visual style marked by a monochromatic colour palette, with grey and white tones throughout. Taking into account feedback from the leasing agents, the Peldon Rose Landlord team pivoted to warm, earthy tones punctuated by accent colours to enrich the workplace.
The meeting rooms offer vibrant injections of green and orange to punctuate each space. Sage green colour tones and abundant natural light in the tea point combine to evoke a light, airy feel, supported by oak flooring which adds to the distinct character.
Peldon Rose’s Furniture team played a key role in the integration of soft colour tones to create a visually cohesive, inviting atmosphere. Soft furnishings in the client holding area bring a refined palette of earthy browns and pale blues, complemented by an oak coffee table that echoes the desking and aligns seamlessly with the tables in the meeting spaces and tea point.
Peldon Rose successfully navigated a tight project timeline to convert the Cat A fitout to a versatile, ready-to-work space. The team delivered value without compromising on quality, repositioning the 1,662 sq ft fourth-floor office to align with the current market and maximise leasing potential.
