22 Chancery Lane is a contemporary office building occupying a prime location in Holborn. The client, a private landlord, decided to reposition the third floor following the departure of one of its long-term tenants, recognising the need to align with the current market and maximise potential returns for the space.

Following a tender period, they engaged the Peldon Rose Landlord team to deliver a compelling new workplace and maximise leasing potential, capitalising on a strong, longstanding relationship marked by previous successful projects in the same building.

The brief was extended to include an uplift and refurbishment of the reception area to align both previous and current projects with the new visual palette, feel, and branding of the overall building.

The result is a reception area and third floor taking visual cues from the heritage of the surrounding area, a unique combination of tradition and modernity that aspires to endure the test of time. The third-floor office space stands as a marriage of form and function, with the team working to a tight budget to transform the space into an enticing offering for the current leasing market.

Office design inspired by Chancery Lane's heritage

Peldon Rose’s Landlord team leveraged a strong relationship with the client to establish a collaboration driven by trust and open communication. Having previously designed and built the ground floor office space, the client originally wanted the team to replicate that scheme for the third floor. Peldon Rose challenged this brief, recognising an opportunity to utilise the abundant natural light and imbue a strong sense of place.

The tea point is a bold focal point visually reminiscent of the local area, punctuated by strong colours and rich textures. Peldon Rose reconfigured this space to enhance fluidity and spaciousness, seamlessly opening the tea point out to the wider workplace.

Workplace inclusivity in every corner of the workspace

Inclusivity is a key element woven into the space. The Peldon Rose Furniture team added seating of different materials and textures to the collaboration spaces, promoting comfort and versatility to suit a wide array of needs. Communal and individual spaces in the tea point seamlessly blend to enable prospective employees to inhabit the space on their terms. A curved carpet rounds out the area to evoke a sense of calm and comfort.

A reception desk that commands attention

In the Reception area, slatted wooden panels and limestone wall tiles visually recall the striking architecture found on Chancery Lane while feature lighting provides an elegant, contemporary touch. The furniture team added soft, rounded seating which sits atop a circular carpet area, breaking from the straight lines and contributing to a welcoming atmosphere.
The Landlord team recognised the need to replace the reception desk to balance the space. The new desk is a sleek dark grey with a smooth finish, combining with the feature lights above to form a refined first impression when you enter the building.
