10 Foster Lane is a premium office building in the City of London, just a stone’s throw from St. Paul’s Cathedral. The client, Knight Frank Investment Management, was seeking to enhance the asset by undertaking a full office refurbishment, creating a unique experience for all who walk through its doors.
It engaged Peldon Rose off the back of a strong design-led pitch to transform the offering, including branding, signage, colour scheme, and the delivery of Cat A, shell and core, and ready-to-work fitouts across three floors, with an upgraded reception area and end-of-journey facilities.
The team designed the reception area with both elegance and accessibility in mind. Natural materials such as wood and biophilia punctuate the space, creating a serene, welcoming environment. The reception desk features a brown marble finish visually aligning with the wood-clad bulkhead presiding over the space. A DDA-compliant metal side table enables inclusivity and aligns with a chrome band running through the marble to conceal any cuts to the material, creating a refined finish. Behind the desk is a DDA-compliant bathroom to enhance accessibility.
Biophilic elements housed in two striking circular indents is a focal point on the left wall, further contributing to the calm atmosphere that permeates the building. The far wall features green and bronze colour tones with a wood finish outlining the elevator, replicated across all floors to ensure aesthetic unity.
The Peldon Rose design team took inspiration from the neoclassical architecture of the surrounding area, including Goldsmiths' Hall and the striking Saint Vedast Foster Lane church. This is realised through a neutral colour palette of finishes, simple geometrical forms, and green as an accent colour. The slatted wall in the third-floor office space and the reeded manifestation of the glazing partition are visually reminiscent of neoclassical columns. Acoustic panels in the boardroom, zoom rooms, and meeting room support this motif while promoting a calm atmosphere through earthy colour tones of green and brown.
Flexibility is a key feature of the open plan office space which flows seamlessly from desking to collaboration areas and a semi-open tea point enabling both privacy and views across the office. A green ceramic splashback and communal oak table provide soft, natural colour tones supported by pendant lights to create a warm, residential feel.
Peldon Rose led the refurbishment amidst complex conditions with many moving parts, spearheading the design, brand refresh, and project management.
This was a multi-faceted project requiring a holistic approach and careful attention to detail. The team managed interfacing works across the mechanical systems, navigating concurring roof works in several different areas to ensure seamless delivery. This required close coordination with the project management team to sequence works with minimal disruption to both programmes.
Additional works were undertaken in the form of a new condenser on the fourth floor which the team costed, planned, and integrated into the refurbishment, working closely with the current tenant to ensure suitability and minimal disruption.
Sustainability was a key focus for Knight Frank Investment Management and the team coordinated with CS2 Chartered Surveyors and the M&E team to remove gas from the building and upgrade the AC system, including enhanced air handling units. As a result, 10 Foster Lane is now net zero enabled, empowering prospective tenants to meet ESG targets.
The team reconfigured and visually refreshed the end-of-journey facilities to optimise functionality and spatial efficiency. This enabled additional locker storage with space for folding bikes, situated across from preexisting bike racks.
The space now features two additional shower rooms, including one that is DDA-compliant, giving four total. A combination of terrazzo and green ceramic tiles are found throughout the showers and bathrooms, serving as a visual continuation of features found throughout the building and evoking the same calm atmosphere that permeates every floor.
Peldon Rose closely coordinated with CS2 Chartered Surveyors to navigate a complex delivery, completing the works on budget and schedule to deliver a transformed offering at 10 Foster Lane for Knight Frank Investment Management.
