Peldon Rose’s successful delivery of Augustine House exemplifies how trust, quality, and market insight can transform a one-off project into a lasting partnership.
Having previously delivered a Cat A refurbishment, including lifts, end-of-journey facilities, multiple floors, and the reception area, Peldon Rose was instrumental in securing an occupier. The team then designed and built a specialised office fit-out for the occupier, delivering life sciences facilities alongside open plan office areas.
When the occupier later ceased UK operations, the tenants sought a new strategy to sublet the space. The team demonstrated an in-depth understanding of Augustine House through a competitive tender process where it ensured the visuals would align with the final delivered workplace, down to the dressing selection and natural light positioning, providing a clear blueprint for success.
The client reappointed Peldon Rose following the confidence built through previous work and its proven ability to anticipate market needs. The result is a ready-to-work space drawing on the team’s extensive knowledge of the local area to suit a wide variety of prospective tenants and drive leasing potential for the landlord.
Following the tenant’s decision not to occupy its office, Peldon Rose presented two options, either return the space to Cat A or transform it into a ready-to-work fit out. Drawing on extensive market experience including previous work at Brewer’s Hall, the team advised the latter, enabling the retention of as much of the existing fit-out as possible to balance cost-efficiency with fresh appeal. The aim was to create an attractive, flexible workspace that would appeal to the widest range of potential tenants and lease quickly.
The team incorporated specialist insight into pervading office trends and what businesses were seeking from a workplace, guiding the leasing agents based on the successful components of previous projects. Specialist laboratory spaces were removed to open up the front of the office for collaboration, while the back-of-house areas were adapted for flexible working environments.
Ready-to-work spaces in the current office leasing market need to be neutral yet distinctive, balancing adaptability with unique character. Photorealistic visuals the team created during the tender enabled the client to see what the final space would look like in extreme detail, providing a clear reference point which instilled confidence in the project. Peldon Rose introduced a warm, engaging palette, integrated planting for biophilia and sound absorption, and maximised natural light with clever furniture positioning.
The team cleverly repurposed existing architecture in the space to create three purpose-built Zoom rooms with high quality acoustic considerations. This also enabled the retention of existing plumbing, allowing the team to create wellbeing rooms offering secluded, restorative spaces, a unique feature in high demand within ready-to-work fit outs.
An existing sound absorbing fibreboard ceiling enabled the use of vinyl flooring which filled the open plan space with natural light, reflecting to provide enhanced brightness and allowing for striking black desks, a unique choice that reduces visual strain and enhances wellness and productivity. Feature lighting, a blend of thoughtfully selected new and existing furniture, and tailored dressings including rugs and plants punctuate the space and bring the scheme to life.
