Peldon Rose are pleased to have delivered three ready-to-work floors within a listed building at 4 Moorgate. What started as a single-floor refurbishment evolved to include two additional floors as part of a wider building repositioning.
The project was underpinned by integrity, trust, and quality, resulting in three excellent ready-to-work spaces in which the team integrated versatility to adapt to the functional needs of any inbound tenants.
Throughout, the team worked in close partnership with both the client and their Knight Frank team, taking a collaborative approach to ensure a seamless delivery.
Peldon Rose came on board and optimised an existing layout on the fourth floor while staying true to the architect’s original design intent. This included repositioning the tea point and respecifying finishes to enable day two works and realise significant cost savings.
The scope then expanded to include the second and fifth floors, requiring careful coordination to ensure a consistent, high-quality outcome aligned with the refined fourth floor scheme.
Crucial to success was choosing the right M&E partners early to establish a clear strategy around lighting systems and value engineering. The team were proactive in recognising issues and establishing solutions, coordinating an efficient programme of works across multiple floors.
Market insight and firsthand knowledge around leasing trends enabled the team to retain the strengths of the original scheme while making changes to drive leasing potential.
