Nestled in the heart of Spitalfields, Paxton House is a striking example of how heritage and modernity can coexist in one building. Having recently completed Cat A refurbishments, GMS Estates brought our dedicated Landlord team on with a keen ambition of repositioning the building, introducing Ready-to-Work spaces that would attract a broad spectrum of prospective tenants. From the outset, the project was marked by a collaborative and transparent partnership, allowing for clear conversations about programme, market positioning, lead times and pricing. This early alignment, in both construction and design, ensured a shared vision that informed every detail of the project, resulting in unique, attractive spaces able to entice a wide range of potential tenants.
GMS Estates had a clear ambition to increase appeal for Paxton House in a competitive market by offering thoughtfully designed, Ready-to-Work spaces. The initial request was for four of the seven floors to be delivered, with flexibility built in to accommodate a variety of tenant types. Our early engagement proved key. By showing the landlord a variety of our recently completed projects, we were able to communicate design quality and versatility in a way that truly resonated. This not only secured the partnership but influenced the design direction for Paxton House as a whole.
Informed by the calm elegance of the building and the street it’s situated on, the design of Paxton House balances sophistication with subtle character. The building’s brand identity of dark greens was thoughtfully integrated with our own colour palette to deliver cohesion across all spaces, while the unique character of Spitalfields is highlighted through bespoke artwork. Glass partitions with light grey aluminium framing elevate the space and introduce natural light, while finishes are precise and intentional, contributing to a refined atmosphere. On the first and fifth floors, complete fit outs include a variety of meeting spaces and zoom rooms, while the lower ground and ground floors are designed as an adaptable duplex, providing an example layout and offering flexibility for future tenants.
Because Cat A works were being completed by another contractor, our Ready-to-Work design and project management had to evolve in real time. Our collaborative relationship with GMS Estates proved invaluable, allowing us to remain agile, monitor developments, and tailor our delivery accordingly. This resulted in a seamless transition from Cat A to Cat B, moving directly to the next stage of development. The design we created, and our execution of the project, ensured there was maximum flexibility throughout the design & build process. We adapted existing building systems and features, achieved through close contact during the build process, ensuring minimal wastage.
By engaging early and maintaining an open dialogue throughout the process, we delivered a space that aligns with GMS Estates’ vision for the building, elegant, flexible, and market-ready. Paxton House now stands as a reimagined destination, and a benchmark for how strong client relationships and thoughtful design can elevate a building’s future.
