Estates and Management specialise in the asset management of freehold and leasehold properties in the UK on behalf of Landlords. The refurbishment of their 25,000 sq ft office in Finchley was driven by a requirement to create larger breakout spaces for staff and for an improved front of house which would improve the experience for visiting clients.
As they had grown into their office over a long period, the space wasn’t being used efficiently. When a Cat A space became available next to their existing office, it was an opportunity for E&M to expand and future proof their office space. The new office design reconfigured the existing office layout to improve space efficiency. We were able to reclaim wasted space to create more storage and enable their teams to work more effectively.
Bringing staff together in a more connected environment was a big focus for the office refurbishment as they wanted to create a large breakout space which would form a communal hub for the office. The ground floor breakout space is now the key social area in the office and gives staff a destination to integrate and get away from their desks. Staff now have access to a lounge space, breakfast bar and soft seating in a lighter, more open space. E&M wanted to have the flexibility to continue growing within their space, so we created a 5,000 sq ft sublet space on the top floor. While this extra space could be sublet, it also provides an option to expand in the future when they need the space.
