Refurbishing a former Victorian warehouse for Columbia Threadneedle

Working alongside Workman on behalf of Columbia Threadneedle investments, we have refurbished an office suite on the top floor of Parchment House, a converted Victorian warehouse in Clerkenwell. The surrounding area is home to one of London’s trendiest design districts and features an abundance of bars and restaurants that make it a very attractive location for workers.

The current tenant, commercial furniture supplier Workstories, extended their lease for the space, but the facilities required modernisation. We took the opportunity to install new double-glazed windows, allowing greater access to natural light and increased ventilation, which are both beneficial to the wellbeing of occupants while improving the EPC rating.

New HVAC and lighting systems have been integrated withing the layout, along with increased options on the AV and data distribution. Increased space for toilet facilities has also been created, with an option for superloos.

Aesthetically, the design draws on the industrial nature of the existing building, with a brick slip feature wall, metro tiling along the kitchen and breakfast bar, and herringbone flooring throughout. The new windows give access to a roof terrace, which capitalises on fantastic views of the nearby skyscrapers in The City.
