The Argyll Cub is one of the city’s leading serviced office providers, operating at the top end of the flexible office market to provide quality offices for companies of all sizes. The Argyll Club space at the iconic 1 King William Street property is set over five floors. The majority of this space had been fitted out previously, however The Argyll Club engaged with us to re-design the newly acquired 3rd and 4th floors, as well as refurbish some of the existing spaces. Our vision for this project was to improve the space utilisation and flow of the reception area on the 7th floor to create a better client journey. We also reconfigured one of the client lounges on the 6th floor and some of the meeting rooms on the 5th.
The property had been recently re-developed and retained its listed facade as well as two heritage rooms. We had the opportunity to design the client lounge and client facilities area with a new twist. Working in a listed property with striking architectural details meant that we had to consider how to harmonise our innovative design with the existing property and its historic reception area and other traditional features.
We were working to a short timeline, so being adaptable and flexible was essential. We overcame these challenges by re sequencing our works and altering our programme to ensure our new phasing and planning strategy would not disrupt The Argyll Club's tenants.
The business continued to get interest from potential tenants during the refurbishment and build process, and so there was a constant state of flux as we worked with LEO to adapt suites to client requirements. We made sure we were updating plans and visuals within 48 hours to retain up-to-date floor plans. Out of hours work and a strong relationship with the service centre team at LEO were key to limiting downtime for any of their client facilities.
Working in a high-end space, attention to detail, acoustics and M&E were integral to delivering a cohesive, desirable space. We took the time to examine the technical integrity of the existing services and assessed the building fabric and finishes to ensure we delivered an exceptional build.
