Working on behalf of DTZ Investors, Peldon Rose has transformed a dated Cat B workplace into a contemporary ready-to-work space within a bustling hub of innovation in East London. A stone’s throw from Old Street Underground station, and a short walk from Shoreditch High Street station, 130 City Road and the surrounding area is already home to the capital’s newest innovators in tech and start-up spheres.

The project brief

After the previous tenant’s exit, Peldon Rose was tasked to redesign a tired, worn space to compete in an extremely competitive, resurgent flexible commercial office market. Recognising that demand is high, Peldon Rose were challenged to deliver a high-quality interior design that would achieve the maximum return via rental income once the space was occupied.

An understanding of a future tenant’s needs

To create a truly attractive tenant proposition, Peldon Rose took time to understand the needs and wants of any potential occupier. Old Street Station is dubbed the ‘Silicon Roundabout’, reflecting the businesses who have inhabited the area. Some of the most exciting and dynamic businesses of today and tomorrow are gravitating towards East London, thanks to the steady stream of networking events that take place alongside vibrant social happenings.

Any workplace within this periphery had to reflect the desire to reshape tomorrow. Structurally, Peldon Rose began by stripping out the entire space at 130 City Road, including toilets and tea points. Next, new mechanical air conditioning systems were installed alongside suspended LED energy efficient lighting. To reflect a new approach to the world of work, partitions were installed to create a floorplate that would allow for a diverse, and agile working environment.

A space as dynamic as the inhabitants

To mirror the go-getter attitude in the world of start-up, Peldon Rose created a multi-purpose workplace that would support both the work and social lives of future occupants. Alongside desking with USB portals and charging stations, focus pods and meeting rooms, 130 City Road features a breakfast bar-style tea point, with barstools that encourage tenants to gather socially. Additionally, informal seating and coffee tables bridge the gap in between the two, offering the opportunity for colleagues to meet and work informally.

Combining contemporary with industrial influences

Of course, a high-quality design aesthetic would prove integral to appeal of the space. To create a universal appeal, contemporary minimalism combines with existing industrial quirks to unveil a bright, light and modern working environment.

Existing timber flooring, sanded and sealed, is set against an exposed brick feature wall opposite a set of steel pillars. In contrast, the white walls that circle the rest of the space complement clean white desking and minimalist storage units.

To tie this together, pastel peach and soft greys marry the styles seamlessly. Biophilia helps to bring the outside in, while glass meeting room walls encourage the flow of light throughout the entire space, bolstered by a combination of strip and pendant lighting.

The end result is a space that’s designed for immediate occupation. A space that is perfectly equipped for the fast-paced decision-making of future tenants. Ready-to-work spaces offer prospective occupants the ability to view today and move in tomorrow without delay, reducing void periods and maximising return on investment.
