Our objective: Peldon Rose were asked to recreate and reinvigorate the tired 2nd floor of Suncourt House, Essex Road in Angel which had been vacated by the previous occupier. The office needed to become an attractive space for the office rental market that could quickly bring in new tenants to property in the desirable N1 area.
Our solution: Using our in-house team of specialist office designers and M&E engineers, we stripped the space back completely and gave the CAT A office space a total refurbishment. We wanted to promote the inherent architectural features of the period property and bring out its original charm and natural beauty. Stripping back the design, we exposed the brick columns to celebrate the industrial feel of the building and contextualise the space.
We wanted to retain the character of the office interior and bring it to life with subtle design features. The building was rumoured to have been used as a bicycle factory in a previous life, so we wanted to explore this concept further. This was an opportunity to create a unique design to celebrate the property’s origins and help the office space stand out. Once we had decided to use the building’s original purpose as inspiration, we focused on using the original features and exposed services to create a timeless industrial warehouse design and add value to the space. The surrounding N1 area of Angel, Islington Green and Essex Road is an up and coming destination for companies looking to take on new office space.
To help provide an attractive office space, we installed a new 3 pipe VRV heat recovery system to facilitate independent temperature control for the new tenant. The wall and ceiling mounted air conditioning systems are housed in bespoke metal mesh casing to continue the industrial design.
Stylish bespoke toilets were created using high-end finishes such as brass taps and shower heads installed by Dornbracht. Shower facilities were an important inclusion in the CAT A office fit-out, so we installed new showers to ensure staff can have somewhere to shower at work, supporting Peldon Rose’s commitment to enabling wellbeing in the office. A new stone floor was fitted in the toilets to connect with the exposed stone floor in the lobby area tying the entire industrial theme together. One wall was finished with blackboard paint to allow the new tenants to bring their own identity to the writable walls. A small touch that will enable companies to get the maximum usability from their workspace.
A new raised floor was installed throughout the space, allowing the new tenants to easily set up their infrastructure. At high level, all of the services are exposed which adds to the industrial look of the space and also optimises head room and light in the office. New Marset neon de luz light fittings were installed to retain the uncomplicated, simple lines throughout the interior.
This project at Suncourt House is a shining example of collaboration between Peldon Rose, investment and asset managers DTZ and letting agents Colliers City Fringe and Richard Susskind. Stewart Watson were contracted by DTZ, acting as quantity surveyors, hired independent M&E consultants JHA to inspect our handling of all the service works and HVAC installations. After the original concept design for the bicycle factory was pitched, working in such close collaboration helped us deliver the CAT A office space smoothly and achieve a result that everyone was pleased with.
The success of the CAT A office project has resulted in further works being undertaken on the 1st floor to replicate what we have done on the 2nd floor for DTZ. At Peldon Rose, we don’t just get excited about CAT B and refurbishment projects. CAT A works are an opportunity for us to create an inspiring and attractive property for new tenants to use immediately. With our knowledge of the property’s architecture and services, we are looking forward to helping the new tenants at Suncourt House achieve an efficient and cost-effective CAT B fit-out for their new office.
